Crawl space moisture problem

WHAT THE SERVICE INVOLVES

  1. Inspection. We enter the crawl space and assess the current moisture condition by measuring humidity levels, inspecting the vapor barrier, looking for moisture staining on framing, and identifying any areas of standing water or active infiltration.
  2. Existing barrier removal. Deteriorated existing barrier material is removed and disposed of before new installation. Installing a new barrier over old, torn sheeting does not create an effective seal.
  3. Ground preparation. We confirm the crawl space floor is in an appropriate condition for installation and address any drainage issues.
  4. Installation. New vapor barrier sheeting is installed across the entire crawl space floor, overlapped at seams by a minimum of 12 inches and sealed with appropriate tape. The barrier is extended up the perimeter foundation walls and secured in place.
  5. Perimeter sealing. The barrier is sealed at the perimeter walls using appropriate adhesive and mechanical fasteners, creating a continuous sealed system rather than a sheet dropped loosely on the floor.

MATERIALS AND METHODS

We install reinforced polyethylene vapor barrier sheeting in 10-mil to 20-mil thickness, depending on the application. The heavier-gauge products are more resistant to tearing during installation and maintain their integrity longer. Seams are sealed with vapor barrier tape rated for the application. We do not use thin unreinforced sheeting. The material that comes in rolls at big-box home improvement stores is not appropriate for a professional installation intended to last decades.
