WHAT THE SERVICE INVOLVES

  1. Assessment. We identify the primary air leakage locations in your attic. It could be can lights, top plates, attic hatch, penetrations, dropped soffits, and any areas where the ceiling plane is interrupted.
  2. Sealing. We systematically address the identified leakage points using the appropriate material for each gap type, working from the attic side to access most ceiling-plane penetrations without disturbing interior finishes.
  3. Verification. We confirm coverage of all identified leakage points and document the work completed.

MATERIALS AND METHODS

  • Caulk is used for small gaps at penetrations, along top plates, and at transitions between materials.
  • Spray foam is used for medium to large gaps around pipes, electrical boxes, and HVAC chases.
  • Rigid blocking with sealant is used for large open areas such as dropped soffits, fireplace chases, and areas where framing creates open passages.
  • Recessed light covers. Airtight insulation covers that fit over existing recessed fixtures from the attic side are installed where can lights are present, eliminating one of the most significant air leakage paths in older LA homes.

A standalone air sealing project in a typical LA home takes three to five hours.
