AIR SEALING SERVICES

Pure Eco Inc. includes air sealing as a standard component of our attic insulation projects and also offers it as a standalone service for Long Beach homeowners. Insulation slows heat transfer. Air sealing stops air movement. Both matter, and in most Long Beach homes, both are needed.

A home with excellent insulation and significant air leakage is still continuously losing conditioned air through gaps, penetrations, and transitions that no amount of additional insulation can compensate for. In Long Beach, air sealing has an additional function beyond energy efficiency: controlling the movement of moisture-laden coastal air into the building envelope.

Effectively stopping these invisible leaks requires a detailed inspection and a contractor who prioritizes technical precision.

As a licensed contractor (Lic #993589), Pure Eco provides free consultations and clear estimates to help you identify exactly where your home is losing energy. We back our work with a 100% satisfaction guarantee and maintain an honest, no-pressure sales process. Our experienced local team is focused on improving your air quality and helping you achieve long-term savings, with an immediate phone response.

WHY AIR SEALING MATTERS IN LONG BEACH

Long Beach homes leak air through the same predictable locations as homes across Southern California. Can lights recessed into the ceiling below the attic, unsealed attic hatches, gaps at top plates, and plumbing and electrical penetrations through the ceiling plane are the primary offenders. In older Long Beach homes, balloon-frame wall construction in pre-1940 bungalows creates an additional pathway for air to move freely from the crawl space through the wall cavity and into the attic.

What makes air sealing particularly important in Long Beach is the moisture dimension. Uncontrolled air movement does not just carry conditioned air out of the home. It also carries humid marine air into wall cavities, attic spaces, and crawl spaces, where that moisture can condense on cooler surfaces and create the conditions for mold growth and wood degradation over time.

WHAT LONG BEACH HOMEOWNERS NEED TO KNOW ABOUT AIR SEALING

Long Beach is in California Title 24 Climate Zones 8 and 6. While Title 24 includes air-sealing requirements for new construction and certain renovations, most existing Long Beach homes were built before these standards existed and have never undergone systematic air-sealing treatment. Air sealing is one of the most cost-effective energy efficiency improvements available.

The construction era of your Long Beach home determines the air sealing scope. The pre-1940 bungalows in Bixby Knolls, Wrigley, and California Heights often have balloon-frame wall construction, which means air can travel from the crawl space through the wall cavity and into the attic without interruption. Sealing the top plate connection in these homes is especially important. The postwar tract homes in East Long Beach have platform framing with smaller gaps at penetrations and transitions, but the cumulative leakage is still significant in homes that are 50 to 60 years old.

WHAT THE SERVICE INVOLVES

  1. Assessment. We identify the primary air-leakage locations in your attic, including can lights, top plates, attic hatches, penetrations, dropped soffits, and any areas where the ceiling plane is interrupted.
  2. Sealing. We systematically address the identified leakage points using the appropriate material for each gap type, working from the attic side to access most ceiling-plane penetrations without disturbing interior finishes.
  3. Verification. We confirm coverage of all identified leakage points and document the work completed.

MATERIALS AND METHODS

  • Caulk is used for small gaps at penetrations, along top plates, and at transitions between materials.
  • Spray foam is used for medium to large gaps around pipes, electrical boxes, and HVAC chases.
  • Rigid blocking with sealant is used for large open areas such as dropped soffits, fireplace chases, and areas where framing creates open passages.
  • Recessed light covers are airtight insulation covers that fit over existing recessed fixtures from the attic side, eliminating one of the most significant air leakage paths in older Long Beach homes.

WHAT TO EXPECT ON THE DAY

A standalone air sealing project in a typical Long Beach home takes three to five hours. When air sealing is performed as part of an insulation project, it adds two to three hours to the overall timeline and is completed before insulation installation begins. The work is done entirely from the attic. Living areas are not disrupted.

How much does air sealing reduce energy costs in Long Beach?

Homes with significant air leakage, common in pre-1980 Long Beach construction, typically see measurable reductions in both heating and cooling costs. The Department of Energy estimates that air sealing combined with insulation can reduce heating and cooling costs by 15 percent.

Does air sealing help with moisture problems in a Long Beach home?

Yes. Uncontrolled air movement is a primary way that humid coastal air enters wall cavities and attic spaces. Reducing that infiltration helps control moisture levels within the building envelope.

Can I air seal my home myself?

The air sealing materials are available at hardware stores, but the value of professional air sealing is knowing where to look. The most significant leakage points are in the attic and are not visible from the living space.

Do you offer air sealing as a standalone service or only with insulation?

Both. We offer standalone air sealing assessments and installations, and we include air sealing as a standard component of our attic insulation projects.
