VAPOR BARRIERS FOR VAN NUYS RAISED-FOUNDATION HOMES

Crawl spaces under Van Nuys’s older raised-foundation homes face conditions common to the Valley floor, compounded by the age of these properties. The clay-dominant soils beneath much of the Valley absorb winter rainfall and release moisture slowly through spring and into summer, creating elevated crawl space humidity during a period when surface conditions feel dry. This slow release of ground moisture into an enclosed crawl space is continuous, and without an effective vapor barrier separating the soil from the crawl space air, the moisture enters the floor system and eventually the living space above.

The original vapor barriers in homes from the 1930s through 1950s were thin, un-reinforced sheeting that has long since deteriorated. In homes where a barrier exists at all, it is typically torn, compressed against the low-clearance floor in sections, and provides almost no meaningful moisture control. In many older Van Nuys raised-foundation homes, there is no vapor barrier at all.

WHAT SLAB-FOUNDATION HOMEOWNERS IN VAN NUYS SHOULD KNOW

For slab-on-grade homes, there is no crawl space vapor barrier to install. The moisture management that a crawl space barrier provides is handled at the time of construction by the vapor retarder embedded beneath the concrete slab. When that retarder is properly installed and remains intact, it continues to function indefinitely.

However, slab edge moisture is a real condition in some Van Nuys homes. Where landscaping, irrigation, or grade conditions allow water to pool against the foundation perimeter, moisture can wick laterally through the slab edge and into interior floor materials. This is most commonly observed as efflorescence on the interior side of the foundation, dampness in flooring materials near the perimeter walls, or musty odors concentrated at the base of exterior walls. If you are experiencing these conditions, we assess them during a free inspection and advise on whether they are slab-edge moisture issues or other causes.

WHAT VAN NUYS HOMEOWNERS NEED TO KNOW ABOUT VAPOR BARRIERS

Van Nuys falls within California Title 24 Climate Zone 9. Title 24 does not set a specific vapor barrier thickness requirement for existing homes, but the standard for a professional crawl space installation is reinforced polyethylene of at least 10-mil thickness. The thin sheeting available at hardware stores is not adequate for a professional installation.

Van Nuys is under the City of LA building department jurisdiction. Crawl space work that is part of a larger renovation may trigger permit requirements. The City of LA building department can confirm current thresholds.

WHAT THE SERVICE INVOLVES (RAISED-FOUNDATION HOMES)

  1. Inspection. We enter the crawl space and assess current moisture conditions, measure relative humidity, inspect the existing barrier, look for moisture staining on framing, and identify any pest activity or drainage issues.
  2. Existing barrier removal. Deteriorated existing barrier material is removed and disposed of before new installation.
  3. Ground preparation. We confirm the crawl space floor is clean and in appropriate condition for installation.
  4. Installation. New reinforced vapor barrier sheeting is installed across the entire crawl space floor, overlapped at seams by a minimum of 12 inches and sealed with appropriate tape. The barrier is extended up the perimeter foundation walls and secured.
  5. Perimeter sealing. The barrier is sealed at the foundation walls using appropriate adhesive and mechanical fasteners, creating a continuous sealed system.

MATERIALS USED

We install reinforced polyethylene vapor barrier sheeting in 10-mil to 20-mil thickness. For Van Nuys crawl spaces with a history of rodent activity or elevated seasonal moisture, 15-mil or heavier is recommended. Seams are sealed with vapor barrier tape rated for the application.
