AIR SEALING SERVICES

Pure Eco includes air sealing as a standard component of our attic insulation projects and also offers it as a standalone service for Van Nuys homeowners.

Insulation slows heat transfer. Air sealing stops air movement. Both matter, and in most Van Nuys homes, both are needed. A home with decent attic insulation and significant air leakage is still losing conditioned air continuously through gaps and penetrations that no amount of insulation thickness compensates for. In Van Nuys, where a slab-foundation home relies entirely on its attic as the thermal boundary between the living space and the outdoors, the ceiling plane between the living space and the attic is the most critical air sealing location in the home.

At Pure Eco, we treat air sealing as a high-precision mechanical repair. As a licensed contractor (Lic #993589), we bring local accountability to every project, offering an immediate phone response and a 100% satisfaction guarantee. We start with a free consultation and a clear estimate, ensuring you get expert advice with no pushy sales tactics. Our experienced technicians focus on fast, professional results that lock in your comfort and lower your energy costs for the long term.

Attic air leakage points Van Nuys CA

WHY AIR SEALING MATTERS IN VAN NUYS

Van Nuys homes leak air in predictable places. Can recessed lights in the ceiling below the attic are among the worst offenders, essentially creating open holes between the living space and the attic, which can reach 150 degrees on a hot Valley day. Attic hatch covers are rarely insulated or sealed properly. The gap between drywall and top plates allows air to move freely from the wall cavity into the attic. Plumbing, electrical, and HVAC penetrations through the ceiling plane are typically unsealed on the attic side.

In a slab-foundation home, these ceiling plane gaps are the primary uncontrolled air exchange path between the conditioned living space and the unconditioned attic above. There is no crawl space below to consider, no basement. The ceiling is the boundary, and gaps in that boundary allow hot attic air to push into the living space and cooled air to escape into the attic, continuously and invisibly, on every hot day.

The Valley heat in Van Nuys makes this more consequential than it would be in a mild climate. Each gap that allows 150-degree attic air to enter the living space increases the cooling load your air conditioner must handle. In a city where summer electricity bills are already elevated, eliminating those leakage pathways is one of the most direct ways to reduce the load on the cooling system.

Sealing attic pipe penetrations Van Nuys CA

WHAT VAN NUYS HOMEOWNERS NEED TO KNOW ABOUT AIR SEALING

Van Nuys is within California Title 24 Climate Zone 9. Title 24 includes air sealing requirements for new construction and certain renovation triggers. For existing Van Nuys homes not undergoing permitted renovations, air sealing is not mandatory, but it is consistently one of the highest-return energy efficiency improvements a Valley homeowner can make.

Van Nuys is under the City of LA building department jurisdiction. Standalone air sealing does not typically require a permit, but when part of a larger renovation scope, combined requirements should be confirmed with the City of LA.

The age of Van Nuys’s postwar housing stock is a direct predictor of air leakage magnitude. Homes built in the 1950s and 1960s have had 60 to 70 years of settling, modification, and thermal cycling to develop gaps that the original construction never had. Can lights added in subsequent renovations, HVAC upgrade penetrations, cable television and internet installations, and every other modification of the last 60 years have left additional unsealed openings in the ceiling plane.

WHAT THE SERVICE INVOLVES

  1. Assessment. We identify the primary air leakage locations in your attic, including can lights, top plates, attic hatch, penetrations, dropped soffits, and any areas where the ceiling plane is interrupted.
  2. Sealing. We work systematically through identified leakage points using the appropriate material for each gap type, working from the attic side to access most ceiling plane penetrations without disturbing interior finishes.
  3. Verification. We confirm coverage of all identified leakage points and document the work completed.

MATERIALS USED

Caulk is used for small gaps at penetrations, along top plates, and at transitions between materials.

Spray foam is used for medium to large gaps around pipes, electrical boxes, and HVAC chases.

Rigid blocking with sealant is used for large open areas such as dropped soffits, fireplace chases, and framing openings into the attic.

Recessed light covers are airtight covers that fit over existing recessed fixtures from the attic side, eliminating one of the most significant air leakage paths in older Van Nuys homes.

Understanding the different types of insulation methods helps determine which sealing approach best suits each gap size and location in your home.

WHAT TO EXPECT ON THE DAY

A standalone air sealing project in a typical Van Nuys home takes three to five hours. When performed as part of an insulation project, it adds two to three hours and is completed before insulation installation begins. The work is done entirely from the attic. Living areas are not disrupted.

FREQUENTLY ASKED QUESTIONS

How much does air sealing reduce energy costs in Van Nuys?

EPA estimates that air sealing combined with insulation can reduce heating and cooling costs by 15 percent. In a Valley city with extreme summer cooling loads like Van Nuys, homes with significant air leakage tend to see the higher end of that range.

Is air sealing more important in a slab home?

The ceiling plane matters more in a slab home because it is the only major air boundary between the living space and the outdoors above. There is no crawl space below to account for. Sealing the ceiling plane is the single most impactful air sealing location in a Van Nuys slab home.

Can I air seal my home myself?

The air sealing materials are available at hardware stores, but the value of professional air sealing is systematic identification of where the leakage is occurring. The most significant gaps are in the attic, not visible from the living space, and not obvious without knowing where to look.

Do you offer air sealing as a standalone service or only with insulation?

Both. Standalone air sealing assessments and installations are available, and air sealing is a standard component of our attic insulation projects.

Does air sealing affect attic ventilation?

No. Air sealing addresses the ceiling plane between the living space and the attic. Attic ventilation, which manages temperature and moisture within the attic space itself, is maintained and verified after every project.
