AIR SEALING SERVICES

Pure Eco includes air sealing as a standard component of our attic insulation projects and also offers it as a standalone service for Pasadena homeowners. Insulation slows heat transfer, while air sealing stops air movement. Both matter, and in Pasadena homes specifically, air sealing may be the more impactful of the two. A city full of Craftsman bungalows with balloon-frame walls, unsealed attic hatches, and decades of accumulated gaps at penetrations and transitions is a city where air leakage accounts for an outsized share of energy loss.

Pure Eco bridges the gap between old-world charm and modern efficiency. As a licensed contractor (Lic #993589), we prioritize technical precision and professional accountability. Every project begins with an immediate phone response and a free consultation, followed by an upfront estimate. You won’t encounter pushy sales tactics. Only honest communication and experienced local crews dedicated to your comfort. We back every seal we make with a 100% satisfaction guarantee, with a focus on measurable energy savings and improved indoor air quality.

WHY AIR SEALING MATTERS MORE IN PASADENA THAN IN MOST CITIES

The construction era of Pasadena’s houses makes air sealing important here. Balloon-frame wall construction, common in pre-1940 Pasadena homes, creates a continuous air channel from the crawl space through the wall cavity and into the attic. In a balloon-frame home, sealing the top plate connection alone can have a measurable impact on energy costs because it closes a pathway that allows unconditioned air to bypass the insulation entirely.

Beyond energy efficiency, air sealing in Pasadena serves a specific protective function. The city sits in the San Gabriel Mountain foothills, and wildfire smoke events have become increasingly frequent in Southern California. During these events, fine particulate matter infiltrates through every unsealed gap in the building envelope. A well-sealed Pasadena home keeps smoke out significantly better than a leaky one.

WHAT PASADENA HOMEOWNERS NEED TO KNOW ABOUT AIR SEALING

Pasadena falls in California Title 24 Climate Zone 9. While Title 24 includes air sealing requirements for new construction and certain renovations, most existing Pasadena homes were built before these standards existed. For homes not undergoing permitted renovations, air sealing is not mandatory, but it is one of the most cost-effective energy efficiency improvements available.

The construction type matters significantly. Balloon-frame homes in Bungalow Heaven, Normandie Heights, and near Old Pasadena need the top plate sealed as a priority. Platform-frame homes from the 1950s onward in Hastings Ranch and Linda Vista have smaller gaps at penetrations and transitions, but the cumulative leakage is still significant. Homes in the San Rafael Hills and the foothill areas face the added challenge of wildfire smoke, making comprehensive air sealing an investment in health as well as energy efficiency.

The City of Pasadena operates its own building department. Air sealing work performed as part of an insulation project typically does not require a separate permit, but the Pasadena building department can clarify requirements for your specific scope.

WHAT THE SERVICE INVOLVES

  1. Assessment. We identify the primary air-leakage locations in your attic, including can lights, top plates, attic hatches, penetrations, dropped soffits, balloon-frame wall connections, and any areas where the ceiling plane is interrupted.
  2. Sealing. We systematically address the identified leakage points using the appropriate material for each gap type, working from the attic side to access most ceiling-plane penetrations without disturbing interior finishes.
  3. Verification. We confirm coverage of all identified leakage points and document the work completed.

MATERIALS USED

Caulk is used for small gaps at penetrations, along top plates, and at transitions between materials.

Spray foam is used for medium- to large-sized gaps around pipes, electrical boxes, HVAC chases, and balloon-frame top-plate connections.

Rigid blocking with sealant is used for large open areas such as dropped soffits, fireplace chases, and areas where framing creates open passages.

Recessed light covers are airtight insulation covers that fit over existing recessed fixtures from the attic side, eliminating one of the most significant air leakage paths in older Pasadena homes.

WHAT TO EXPECT ON THE DAY

A standalone air sealing project takes three to five hours. Larger homes or homes with extensive balloon-frame construction may take longer. When air sealing is performed as part of an insulation project, it adds two to three hours to the overall timeline and is completed before insulation installation begins. The work is done entirely from the attic. Living areas are not disrupted.

How much does air sealing reduce energy costs in Pasadena?

Homes with balloon-frame construction and significant air leakage can see substantial reductions in energy costs. The Department of Energy estimates that air sealing combined with insulation can reduce heating and cooling costs by 10 to 20 percent or more. In balloon-frame Pasadena homes, the impact can be toward the higher end of that range.

Does air sealing help protect against wildfire smoke?

Yes. Reducing uncontrolled air infiltration is the primary way to keep wildfire smoke out of a home during fire events. Pasadena homeowners in the foothill neighborhoods have particular reason to consider air sealing for this benefit.

What is balloon-frame construction, and why does it matter for air sealing?

Balloon-frame construction was common in homes built before about 1940. In this framing method, the wall studs run continuously from the foundation to the roofline, creating an open cavity that connects the crawl space to the attic. Air and moisture can travel through this cavity unimpeded. Sealing the top of this cavity at the attic level is one of the most impactful air sealing measures for these homes.

Is air sealing required under California Title 24?

The California energy code includes air-sealing requirements for new construction and for certain renovations. For existing Pasadena homes not undergoing permitted renovations, it is not mandatory, but it is one of the highest-return measures available.

Do you offer air sealing as a standalone service or only with insulation?

We offer standalone air sealing assessments and installations, and we include air sealing as a standard component of our attic insulation projects.
