SPRAY FOAM INSULATION SERVICES

Pure Eco installs spray foam insulation throughout Santa Monica. We use closed-cell and open-cell formulations depending on the application and are clear about where spray foam makes the most sense and where other products are the better choice.

Spray foam insulation occupies a different category than other insulation products. Where blown-in or batt products add thermal resistance, spray foam creates the air barrier itself. It expands on contact to fill every gap, crack, and penetration it touches, bonds permanently to surfaces, and delivers both insulation and air sealing in a single application. In Santa Monica, where moisture management is as important as thermal performance, the air-barrier properties of spray foam make it particularly valuable in specific applications.

WHERE SPRAY FOAM MAKES SENSE IN SANTA MONICA HOMES

  • Crawl space rim joists. Santa Monica has a high proportion of raised-foundation homes, and the rim joist at the perimeter of the foundation wall is one of the most significant air and moisture leakage points in these structures. Closed-cell spray foam applied here seals the gap completely, adds meaningful R-value, and creates a vapor retarder that prevents moist coastal air from entering the floor system. In a city where crawl space moisture is a persistent issue, this is one of the most impactful applications of spray foam available.

Attic knee walls. Homes with finished or partially finished attic spaces have knee walls between conditioned and unconditioned spaces. Spray foam applied to the knee wall sheathing creates a continuous air and thermal barrier that batts, which rely on friction fit and are vulnerable to gaps, cannot reliably maintain in an environment where seasonal humidity cycling causes wood to expand and contract.

Around penetrations. Pipe penetrations, electrical runs, and HVAC chases through the ceiling plane and crawl space are all candidates for targeted spray foam as an air and moisture sealing measure. These penetrations are also the primary pathways through which coastal humidity migrates from the crawl space and attic into the living space.

Coastal envelope sealing. In Santa Monica homes that are close to the water, spray foam targeted at specific areas of the building envelope helps reduce the infiltration of salt-laden coastal air that accelerates the corrosion of metal components and the deterioration of materials inside wall and floor cavities.

WHAT SANTA MONICA HOMEOWNERS NEED TO KNOW ABOUT SPRAY FOAM INSULATION

Santa Monica is in California Title 24 Climate Zone 6. Spray foam is not typically the primary insulation method for a standard attic floor because the cost per R-value is higher than blown-in for that application. It is specified for targeted locations where its air barrier and vapor retarder properties deliver performance that blown-in insulation cannot.

California building code requires that spray foam exposed in occupied spaces be covered with a thermal or ignition barrier. All Pure Eco spray foam installations in Santa Monica are designed to meet current code requirements. The City of Santa Monica operates its own building department, and spray foam applications that are part of a larger renovation may require permits.

WHAT THE SERVICE INVOLVES

  1. We evaluate the specific areas where spray foam is proposed, confirm surface conditions are appropriate for adhesion, and determine the correct product and thickness for the application.
  2. Surface preparation. Target areas are cleared and confirmed to be dry. Masking is applied to adjacent surfaces that should not receive overspray.
  3. Application. Our trained technicians apply the material using professional two-component equipment. The material expands within seconds, filling the target area and bonding to surfaces. We apply in lifts to ensure proper cure and adhesion.
  4. Trim and inspection. Excess foam is trimmed where necessary for clearance or code compliance, and the completed application is documented.

MATERIALS

Closed-cell spray polyurethane foam (ocSPF) has an R-value of approximately R-6 to R-7 per inch and creates a vapor retarder in addition to an air barrier. It is the appropriate choice for crawl space rim joists, exterior-facing applications, and anywhere moisture intrusion is a primary concern.

Open-cell Spray polyurethane foam (ccSPF) has an R-value of approximately R-3.6 to R-3.8 per inch and is vapor-permeable, making it appropriate for roofline applications and assemblies where drying potential needs to be maintained.

WHAT TO EXPECT ON THE DAY

Spray foam project duration varies with scope. A targeted rim joist application in a Santa Monica crawl space typically takes two to four hours. Occupants should be out of the sprayed areas during application and for two to eight hours after, depending on the product and volume. We will give you a specific re-entry time based on your project.

Why is closed-cell spray foam particularly valuable in Santa Monica?

The vapor retarder properties of closed-cell foam make it especially appropriate in coastal settings where moisture management is as important as thermal resistance. At a crawl space rim joist in a Santa Monica raised-foundation home, closed-cell foam simultaneously addresses air leakage, thermal loss, and moisture intrusion.

Does spray foam help with salt air corrosion?

Spray foam creates a sealed barrier that prevents the infiltration of salt-laden coastal air through targeted gaps. It does not stop salt air from entering the home through normal ventilation, but it does eliminate the uncontrolled infiltration pathways that allow salt air to reach metal components inside wall and floor assemblies.

Is spray foam required to have a thermal barrier?

Yes, in occupied spaces. California building code requires that spray foam exposed in occupied areas be covered with a thermal or ignition barrier. All Pure Eco spray foam installations meet this requirement.

How long does spray foam last?

Properly installed open-cell spray foam has an expected service life of 30 to 50 years, while closed-cell spray foam lasts 80 to 100 years.

Can you use spray foam in just part of my crawl space?

Yes. Spray foam is frequently applied to rim joists and specific moisture entry points, while other methods handle the broader crawl space scope.
