WHAT SANTA MONICA HOMEOWNERS NEED TO KNOW ABOUT CRAWL SPACE CLEANING

Air in the crawl space moves upward into the living space through the floor system. In homes with vented crawl spaces, a substantial portion of indoor air originates below the floor. When that space contains mold spores, rodent pathogens, or degraded insulation particulates, those contaminants migrate into the air your family breathes every day.

The City of Santa Monica operates its own independent building department. Crawl space remediation projects that include structural modifications may require permits depending on the scope. The Santa Monica building department can confirm current requirements for your project.

In Santa Monica, drainage conditions in the crawl space should be assessed before any vapor barrier work begins. Properties near the water table in the flatlands west of Lincoln Boulevard can experience seasonal ground moisture that exceeds what a vapor barrier alone can manage. Where standing water or active infiltration is present, drainage corrections need to be addressed before the barrier is installed.

WHAT THE SERVICE INVOLVES

  1. Inspection. We enter the crawl space and document the condition of any existing vapor barrier, measure humidity levels, look for moisture staining and mold growth on framing and joists, identify pest activity and entry points, and assess the condition of any floor joist insulation.
  2. Debris and contamination removal. We remove all accumulated debris, deteriorated vapor barrier material, contaminated or moisture-damaged insulation, and rodent nesting material. All material is bagged and removed from the property.
  3. Cleaning and sanitization. We clean the crawl space floor and accessible framing surfaces, then apply an EPA-registered sanitizing agent. Where mold is present on wood framing, we apply appropriate antimicrobial treatment.
  4. Vapor barrier installation. A new heavy-duty polyethylene vapor barrier is installed across the entire crawl space floor, overlapped at seams and sealed at the perimeter foundation walls. The vapor barrier is installed using 10-mil to 20-mil reinforced polyethylene sheeting, overlapped at seams by a minimum of 12 inches and sealed with appropriate tape. For Santa Monica coastal applications, we recommend 15-mil or heavier to handle the elevated moisture load.
  5. Vent screen replacement (where needed). Corroded or perforated vent screens are replaced with galvanized hardware cloth appropriate for a coastal environment.
  6. Entry point sealing. We identify and seal additional pest entry points using materials rated for permanent exclusion.
