Air sealing combined with qualifying insulation upgrades may be eligible for LADWP residential energy efficiency rebates. Air sealing as a standalone service may also qualify depending on current program guidelines.
California Title 24 Climate Zone 9 standards address air sealing as a component of building envelope performance. For homes undergoing significant attic work, air sealing to current standards is part of achieving the full performance benefit of new insulation.
Most air sealing work in the City of Los Angeles jurisdiction does not require a permit. Work involving fire-rated assemblies may have different requirements, which we will assess before starting.
Air sealing begins with an attic-side assessment of the ceiling plane. We identify all penetrations, gaps, and unsealed connections: wall top plates, electrical boxes and fixtures, plumbing and HVAC penetrations, attic hatch framing, and all points where structural elements pass through the ceiling plane. In the 1960s and 1970s Woodland Hills construction, this process typically identifies more pathways than the homeowner expects.
We seal each opening with the appropriate material. Fire-rated caulk for small gaps. Low-expansion spray foam insulation is often used for larger penetrations and framing connections. Sealed covers for non-IC-rated recessed fixtures. Air sealing is performed before new insulation is installed, always. We do not use non-rated materials in fire-rated locations.
Air sealing in a Woodland Hills home typically takes three to five hours. Older homes with more complex construction take longer. Work is done from inside the attic. When combined with blown-in installation, we sequence air sealing first.
