AIR SEALING SERVICES

Pure Eco provides professional air sealing services throughout Beverly Hills as a standalone service and as part of broader attic and insulation projects.

Energy efficiency in older Beverly Hills homes is often discussed in terms of insulation levels and HVAC equipment, but the more fundamental problem in many of these properties is air leakage. A home built in the 1930s or 1940s was not designed with a continuous air barrier. The ceiling plane between the living space and the attic is full of gaps, holes, and unsealed penetrations that allow conditioned air to escape into the attic and attic air to enter the living space. In summer, when the attic is 40 to 50 degrees hotter than the living space, this air movement brings heat in with it. No amount of insulation depth placed on top of an unsealed ceiling fully compensates for the convective transfer that happens through those gaps. Air sealing addresses the problem at the source.

WHY BEVERLY HILLS HOMES NEED AIR SEALING

Older Beverly Hills construction has more air leakage pathways than virtually any other residential building type. Balloon-frame construction in homes built before the mid-1940s allows air to move freely through wall cavities from basement to attic. Even in platform-frame construction from the 1940s onward, the ceiling plane in these homes was never designed to function as an air barrier. Light fixtures, electrical boxes, plumbing penetrations, HVAC connections, and gaps between framing members were installed without air sealing because air sealing was not a concept in residential construction at that time.

The renovation history of Beverly Hills properties compounds this. Homes that have been updated multiple times over the decades often have layered construction with accumulated penetrations from different eras. Each renovation that added new systems to the attic added new pathways for air movement that may not have been sealed.

The fire risk dimension is also relevant for hillside Beverly Hills properties. Air sealing the attic plane reduces smoke infiltration during wildfires by limiting the number of unsealed pathways through which smoke and fine particulate matter can enter the living space.

WHAT BEVERLY HILLS HOMEOWNERS NEED TO KNOW ABOUT AIR SEALING

California Title 24 includes air sealing requirements as part of building envelope performance standards for Climate Zone 9. For homes undergoing significant attic work, meeting current air-sealing standards is part of achieving the performance targets applicable to this zone.

Most air sealing work in Beverly Hills does not require a permit. Projects that involve modifications to fire-rated assemblies or other regulated building elements may have different requirements, which we will assess before work begins.

WHAT THE SERVICE INVOLVES

Air sealing is performed from inside the attic. We identify all penetrations, gaps, and unsealed connections between the living space and the attic, including top plates of interior and exterior walls, electrical boxes and fixtures, plumbing and HVAC penetrations, attic hatch framing, and gaps around framing elements. In older Beverly Hills construction, this is a thorough process that typically finds significantly more pathways than in newer homes.

We seal each opening with the appropriate material: fire-rated caulk for small gaps, low-expansion spray foam for larger penetrations and framing connections, and sealed enclosures for recessed light fixtures. All materials are selected based on gap size, location, and fire rating requirements. We do not use materials in fire-rated locations that are not rated for that use.

Air sealing is performed before any new insulation is installed.

WHAT TO EXPECT ON THE DAY

Air sealing in a Beverly Hills home takes 3 to 5 hours for most projects. Older homes with more complex construction and more numerous penetrations may take longer. Work is done from inside the attic. We sequence air sealing before insulation installation when both services are part of the same project.

How significant is air leakage in an older Beverly Hills home?

It is often the primary driver of poor thermal performance. Homes built before the 1960s were constructed without air sealing as a concept. The ceiling plane in these homes is rarely a meaningful air barrier, and the cumulative effect of all the gaps and penetrations can move more heat than the insulation depth differential. Addressing air leakage before adding insulation produces better results than adding insulation alone.

Does air sealing help with wildfire smoke?

Yes. Reducing the number of unsealed pathways through the ceiling plane limits the entry points through which smoke and fine particulate can infiltrate the living space during wildfire events. Air sealing is one component of a more resilient home envelope during smoke events, alongside appropriate filtration and HVAC management.

Is air sealing safe for older homes with plaster ceilings?

Yes. Air sealing is performed from the attic side and does not involve any work on or near the plaster ceiling below. The materials we use are applied to the attic face of the ceiling plane without affecting finished surfaces.

Can air sealing make my Beverly Hills home too air-tight?

In older Beverly Hills construction, achieving dangerous air tightness through ceiling-plane air sealing alone is extremely unlikely. These homes have far too many other pathways for air exchange. Comprehensive envelope sealing should be accompanied by a ventilation assessment, but that is a different project scope than attic air sealing.

What does air sealing cost in Beverly Hills?

Air sealing is most commonly done as part of an insulation project rather than as a standalone service. When done in combination with blown-in installation, the added cost is modest relative to the performance benefit. We will give you a clear breakdown during the free estimate.
