Pure Eco provides professional air sealing services throughout Sherman Oaks as a standalone service and as part of broader attic and insulation projects.
Sherman Oaks homeowners who have invested in their properties understand the relationship between the quality of a renovation and the performance of the finished home. Air sealing is part of that performance equation in a way that shows up every month on the energy bill and every afternoon in July when the air conditioner is either keeping up.
The ceiling plane between the living space and the attic in a Sherman Oaks home is not a sealed boundary. In the postwar and 1960s constructions, the ceiling plane was built with insulation in mind but not air sealing. Light fixtures, electrical boxes, plumbing penetrations, and the connections between framing members are all unsealed pathways for attic air to enter the living space. In a Valley summer, that attic air is 40 to 50 degrees hotter than the air you are trying to cool. Air sealing closes those pathways.

The renovation history of Sherman Oaks creates a specific air sealing dynamic. Every renovation cycle that involved ceiling work, lighting upgrades, HVAC replacement, or any other work requiring attic access added new penetrations or disturbed existing ones. A home that has been through three or four renovation cycles over 60 years of ownership may have significantly more air leakage pathways in the ceiling plane than it did when it was built, and it was not well sealed to begin with.
The hillside properties in the northern part of Sherman Oaks add complexity. Homes with knee walls, non-standard attic configurations, and multiple roof pitches have more ceiling-to-attic boundary area and more transition points where air leakage occurs. These properties benefit more from comprehensive air sealing than simple ranch-style homes because the leakage surface area is larger.
The active renovation culture also creates an opportunity. Homeowners planning a significant remodel can incorporate air sealing into the project scope, addressing the ceiling plane when it is accessible during construction rather than as a separate attic-side effort afterward. This is the most cost-effective approach to air sealing in a home that is already being opened up.
Air sealing combined with qualifying insulation improvements may be eligible for LADWP residential energy efficiency rebates. Current program details and eligibility are at ladwp.com.
California Title 24 Climate Zone 9 standards address air sealing as part of building envelope performance requirements. For homes undergoing significant attic work, air sealing to current standards is part of achieving the full performance benefit of new insulation.
Most air sealing work in the City of Los Angeles jurisdiction does not require a permit. Work involving fire-rated assemblies may have different requirements, which we assess before starting.
Air sealing begins with an attic-side assessment of the ceiling plane. We identify all penetrations, gaps, and unsealed connections: wall top plates, electrical boxes and fixtures, plumbing and HVAC penetrations, attic hatch framing, and all points where structural elements pass through the ceiling. In Sherman Oaks homes with multiple renovation cycles, this assessment typically identifies more pathways than in less-renovated homes. We seal each opening with the appropriate material: fire-rated caulk for small gaps, low-expansion spray foam for larger penetrations, and sealed covers for non-IC-rated recessed fixtures. Air sealing is always done before new insulation is installed.
Air sealing in a Sherman Oaks home typically takes three to five hours. Homes with more complex renovation history or hillside attic configurations take longer. Work is done from inside the attic. When combined with blown-in insulation installation in the same visit, air sealing is done first.

Yes, significantly. Each renovation cycle that involves ceiling work or attic access creates new penetrations or disturbs existing ones. Homes that have been through multiple renovations often have more air leakage pathways than homes that have been largely untouched since original construction. An attic-side assessment will identify what is actually there.
If you are planning a renovation that opens up ceilings or requires attic access, incorporating air sealing into that scope is the most cost-effective approach. If the renovation is complete, attic-side air sealing is the alternative and is still highly effective.
In homes with significant air leakage, addressing the leakage often produces more measurable improvement than adding insulation depth alone. The best result comes from doing both in the correct sequence: air sealing first, then insulating over the sealed ceiling plane.
Most air sealing work does not require a permit in the City of Los Angeles jurisdiction. We will advise if any aspect of the project requires one.
