VAPOR BARRIER INSTALLATION SERVICE

Pure Eco installs professional-grade vapor barriers throughout North Hollywood. A vapor barrier stops ground moisture from migrating upward through the crawl space and into the floor system and living space above. When it is working, you never think about it. When it is missing, deteriorated, or improperly installed, the consequences accumulate slowly: rising humidity in the crawl space, moisture in the floor framing, musty odors that migrate upward into the living space, degraded floor joist insulation, and eventually wood rot in a space that is difficult to access and expensive to remediate.

North Hollywood has many raised-foundation homes with crawl spaces, concentrated in the older residential neighborhoods south of Magnolia Boulevard and in the streets near Lankershim. The vapor barriers in those spaces, where they exist at all, are often original to the construction, meaning they are 60 or 70 years old, thin, un-reinforced, and provide almost no meaningful moisture control. In homes with a rental history, vapor barrier replacement is rarely performed by landlords and frequently overlooked at purchase. Protecting a classic North Hollywood home requires a team that takes the “unseen” parts of your property as seriously as the living room.

Pure Eco specializes in updating these mid-century foundations to modern moisture standards. As a licensed insulation contractor (Lic #993589), we remove the guesswork from your crawl space maintenance. We start with an immediate phone response and a free, in-depth consultation, followed by a clear, upfront estimate so you can protect your investment without dealing with pushy sales tactics. Our technicians deliver fast, professional results backed by a 100% satisfaction guarantee.

WHY VAPOR BARRIERS MATTER IN NORTH HOLLYWOOD

The San Fernando Valley is thought of as a dry climate, and at the surface, it is. But the ground beneath a North Hollywood crawl space holds moisture year-round, and without a vapor barrier separating the soil from the crawl space air, that moisture evaporates upward continuously. In the enclosed space of a crawl space, this raises the relative humidity to levels that promote mold growth and wood degradation even in a climate that feels arid above ground.

The rental deferred-maintenance pattern creates additional conditions that make vapor barrier work more urgent in North Hollywood than in neighborhoods with more consistent owner-occupancy. In homes where the original vapor barrier was never replaced and was allowed to deteriorate, the crawl space has often been in a chronically elevated-moisture state for years. Wood framing in these spaces shows moisture staining, and in some cases, early mold growth on the lower faces of the floor joists, well before the living space above shows any obvious symptoms.

WHAT NORTH HOLLYWOOD HOMEOWNERS NEED TO KNOW ABOUT VAPOR BARRIERS

North Hollywood falls within California Title 24 Climate Zone 9. Title 24 does not set a specific vapor barrier thickness requirement for existing homes. However, reinforced polyethylene of at least 10-mil thickness is the minimum for an installation intended to perform over the long term. The thin 4-mil or 6-mil sheeting at hardware stores is not appropriate for a professional installation.

North Hollywood is under the City of Los Angeles building department jurisdiction. Crawl space work that includes structural modifications or is part of a larger renovation may trigger permit requirements. The City of LA building department can confirm current thresholds for vapor barrier installation projects.

For homes where rodent contamination is present in the crawl space, vapor barrier installation must follow the cleaning and sanitization work, not precede it. Installing a new barrier over contaminated ground and nesting material does not neutralize the pathogens or stop the odor migration, and it traps the contamination in place rather than removing it.

WHAT THE SERVICE INVOLVES

  1. Inspection: We enter the crawl space and assess the current moisture situation, measuring humidity levels, inspecting the existing vapor barrier condition, looking for moisture staining on framing, and identifying any pest activity or contamination.
  2. Existing barrier removal. Deteriorated existing barrier material is removed and disposed of before new installation.
  3. Ground preparation. We confirm the crawl space floor is clean and in appropriate condition for installation.
  4. Installation: New vapor barrier sheeting is installed across the entire crawl space floor, overlapped at seams by a minimum of 12 inches and sealed with appropriate tape. The barrier is extended up the perimeter foundation walls and secured in place.
  5. Perimeter sealing. The barrier is sealed at the foundation walls using appropriate adhesive and mechanical fasteners, creating a continuous system rather than loose sheeting on the floor.

MATERIALS USED

We install reinforced polyethylene vapor barrier sheeting in 10-mil to 20-mil thickness, depending on the application and crawl space conditions. Seams are sealed with vapor barrier tape rated for the application. We do not use thin un-reinforced sheeting. The material that comes in rolls at big-box home improvement stores is not appropriate for a professional installation intended to last for decades.

WHAT TO EXPECT ON THE DAY

A vapor barrier installation in a standard North Hollywood single-family home typically takes three to six hours, depending on the size of the crawl space and whether existing barrier removal is included. The work is entirely in the crawl space and does not affect the home’s living areas. At completion, we confirm complete coverage and properly sealed seams.

Does a North Hollywood crawl space really need a vapor barrier, given the dry Valley climate?

Yes. Ground moisture is present year-round regardless of how dry the air feels at the surface. This is consistently confirmed by the humidity readings we take in crawl spaces throughout North Hollywood, including during the driest months of the year.

What thickness vapor barrier do I need?

For most North Hollywood residential applications, a 10-mil reinforced barrier is the standard. For crawl spaces with active moisture issues or a history of rodent contamination that has saturated the soil, 15-mil or 20-mil is recommended.

Does vapor barrier replacement need to happen before or after crawl space cleaning?

After. The cleaning and sanitization work needs to be completed first. The new vapor barrier is then installed over a clean, sanitized surface.

How long does a vapor barrier last in a Valley crawl space?

A properly installed reinforced polyethylene vapor barrier in a North Hollywood crawl space lasts 10 to 25 years under normal conditions.

Does a vapor barrier eliminate the need for crawl space ventilation?

No. The barrier manages ground moisture. Ventilation manages the humidity of the crawl space air. Both are part of a properly functioning crawl space system.
