Roof rats are a consistent presence throughout the San Fernando Valley, and Northridge is no exception. The older Northridge houses create a specific exclusion challenge. A home built in 1968 has had 55 or more years for its fascia connections to gap, its vent screens to corrode or tear, and its construction joints to open through settling and thermal cycling. These are not catastrophic failures. They are the normal consequence of age in construction materials, and they create entry points that a roof rat, which can pass through a gap the size of a quarter, will find and use.
The 1994 earthquake adds another layer. Post-earthquake structural repairs that involved roofing, eaves, or exterior construction may have created new gaps or left existing ones in place during rushed repair work. A home that was repaired after the earthquake but has not had an inspection since is worth assessing.
Rat activity in Northridge attics leads to insulation contamination, electrical wiring damage, and an ongoing damage cycle that is expensive to address after the fact. Sealing entry points before a problem develops or before contaminated insulation is replaced is significantly more cost-effective than repeatedly treating the consequences.

Northridge is in the City of Los Angeles jurisdiction. Most structural exclusion work does not require a permit. Work involving modifications to roofing or structural elements will be assessed for permit requirements before proceeding.
LADWP rebates apply to energy efficiency improvements. Rat-proofing alone does not qualify. When paired with attic cleaning and insulation replacement, the insulation component may qualify.
We begin with a complete exterior inspection from roofline to foundation. We identify every potential entry point: roofline gaps, soffit connections, gable vents, plumbing and HVAC penetrations, foundation vents, utility entry points, and deteriorated fascia or siding. We inspect the attic interior for signs of pest activity and to locate the interior side of identified exterior entry points.
Entry points are sealed with materials appropriate to the location. Galvanized 1/4-inch hardware cloth for vents and larger openings. Steel wool with caulk or foam for penetrations. Sheet metal flashing for roofline and eave connections. We re-inspect the full exterior after sealing to confirm all identified points are addressed.
Most Northridge rat-proofing projects take a few hours. Larger homes or those with post-earthquake construction complexity may take longer. Work is primarily exterior. You do not need to vacate the home.

The materials we use are long-lasting and rodent-proof. Periodic reinspection after roofing work or weather events is a reasonable maintenance practice given the ongoing rodent pressure in the Valley.
