Air sealing is one of the most impactful improvements available to Northridge homeowners, yet one of the least discussed. The conversation about home energy performance in the Valley tends to focus on insulation R-values and HVAC equipment, but neither of those investments delivers its full potential in a home where the ceiling plane is a collection of unsealed gaps that allow 150-degree attic air to move freely into the living space. Insulation slows conduction. Air sealing stops convection. You need both, and air sealing needs to be done first.
Northridge has two specific reasons why air sealing is especially relevant. First, the extreme heat difference between the interior Valley attic and the living space below is among the highest in the LA region, which amplifies the performance impact of every unsealed gap. Second, the post-earthquake repair history means that many Northridge homes have had ceiling-plane penetrations opened, modified, or added during structural repairs, increasing the total number of air leakage pathways compared to homes that have not been through that kind of renovation activity.

The 1960s and 1970s construction that makes up most of Northridge was not designed with a continuous air barrier at the ceiling plane in mind. Light fixtures, electrical boxes, plumbing penetrations, HVAC connections, and the gaps between framing members were all installed without air sealing. The standard practice of the era relied on insulation batts to manage thermal performance, without accounting for the convective heat transfer that batts cannot stop.
The 1994 earthquake made this worse in a specific way. Post-earthquake repairs that involved opening ceilings, installing new drywall, or modifying attic access pathways created new penetrations through the ceiling plane. In some cases, these were sealed for structural purposes. In many cases, the thermal sealing was not part of the scope of work. The result is a subset of Northridge homes with more air leakage pathways than they had before the earthquake, even if the visible finishes look updated.
The Valley’s heat dynamics make the consequences of this more pronounced. On peak summer days in Northridge, the attic is 40 to 50 degrees hotter than the living space. Stack effect drives air movement upward through every available gap. Every unsealed penetration in the ceiling plane is a pathway for that heat to bypass the insulation entirely.

California Title 24 Climate Zone 9 standards address air sealing as part of building envelope performance requirements. For homes undergoing significant attic work, air sealing to current standards is part of achieving the full performance benefit of new insulation.
Most air sealing work in the City of Los Angeles jurisdiction does not require a permit. Work involving fire-rated assemblies may have different requirements, which we assess before starting.
Air sealing begins with an attic-side assessment of the ceiling plane. We identify all penetrations, gaps, and unsealed connections: wall top plates, electrical boxes and fixtures, plumbing and HVAC penetrations, attic hatch framing, and all points where structural elements pass through the ceiling. In post-earthquake-repaired Northridge homes, we specifically look for penetrations that may have been added or modified during structural work. We seal each opening with fire-rated caulk for small gaps, low-expansion spray foam for larger penetrations, and sealed covers for non-IC-rated recessed fixtures. We do not use non-rated materials in fire-rated locations. Air sealing is always done before new insulation is installed.
Air sealing in a Northridge home typically takes three to five hours. Homes with post-earthquake repair complexity or more numerous penetrations take longer. Work is done from inside the attic. When combined with a blown-in installation in the same visit, we sequence air sealing first.

Post-earthquake structural repairs often opened ceiling planes and created new penetrations that were addressed structurally but not thermally. Homes that underwent significant post-earthquake renovation may have more air leakage pathways in the ceiling plane than before the earthquake, even if the finishes look updated. An attic-side assessment will identify these.
In homes with significant air leakage, addressing the leakage typically produces more measurable improvement than adding insulation depth alone. The best result comes from doing both in the correct sequence: air sealing first, then insulating over the sealed ceiling plane.
In the 1960s and 70s constructions that dominate Northridge, achieving dangerous air tightness through ceiling-plane sealing alone is not realistic. These homes have too many other pathways for air exchange. A comprehensive envelope sealing project should include a ventilation assessment, but that is a different scope than standard attic air sealing.
