Signs Your Home Is Under-Insulated

Under-insulated homes tell on themselves. 1. Big temperature swings from room to room

If your upstairs bedroom is consistently 5°F warmer than your downstairs living room on a summer afternoon — or the room above the garage feels 8°F colder than the rest of the house in January — the HVAC system is not the primary problem. Uneven temperatures like this almost always trace to attic insulation, duct layout, or air sealing. The HVAC can only fight the envelope so hard.

2. Drafts around outlets, light fixtures, and top plates

Hold your hand near an exterior-wall outlet on a windy day, or under a recessed ceiling light. If you feel moving air, that's your envelope leaking. Every one of those small leaks is bleeding conditioned air out and pulling unconditioned attic or wall-cavity air in. In a typical under-sealed SoCal home, this convective loss can equal or exceed the conductive loss through the insulation itself.

3. Summer cooling bills that keep climbing

Weather patterns vary year to year, so one hot summer isn't proof. But three summers of steadily climbing bills, without a change in your home or family size, is proof. 4. Ice on the outdoor unit's refrigerant line

Walk out to your outdoor AC unit on a hot afternoon and look at the larger of the two copper lines going into it. If you see frost or ice, something is wrong. The most common causes are low refrigerant charge and starved airflow (a dirty filter, closed vents, or crushed duct). Airflow starvation frequently traces back to duct issues in an under-insulated attic — hot attic air heats the ducts, expansion pinches them, and the whole system fights itself.

5. Winter condensation on windows

A little condensation on cold mornings is normal. Persistent condensation, or water pooling on the sill, means your indoor humidity has nowhere to escape — usually because the envelope is under-sealed but poorly ventilated, so moisture builds up. In an SoCal home, this is more common than you'd think, especially in the San Fernando Valley on damp winter mornings.

6. Rooms above the garage that never feel right

Room-above-garage is the classic under-insulated space. The floor is often exposed to unconditioned garage air below, the exterior walls carry more surface area, and if the room was a later addition, the ceiling insulation is often the original thin batts. Pre-1978 vs post-1978 homes in California

Title 24 — California's energy code — took effect in 1978 and has been strengthened every few years since. Homes built after 1978 usually have some baseline insulation. Homes built before 1978 often have none, or a thin layer of loose fiberglass in the attic and nothing in the walls. If you own a pre-1978 home in Los Angeles and you've never done an insulation upgrade, you're almost certainly under-insulated by modern standards.

How do I check my attic insulation without going up there? +

Ask the last contractor who did any attic work (roofer, HVAC tech, electrician) what they saw. Or check any attic-access hatch: if the insulation there is 6 inches deep or less, you're well below the SoCal R-30 minimum. Can I add insulation myself? +

DIY blown-in is possible for a single-story home with easy attic access, and rental machines are available. That said: without air sealing first, and without addressing existing contamination, DIY insulation often just seals in problems.
